WHY SHOULD I STAGE MY HOME?

Buyers shop logically but they purchase based on an emotional connection with a property. We are an online culture and when selling your property, it's internet presence is important now more than ever. With so many popular design and rehab shows the average home shopper has a higher design IQ and expectation of what their future home will look like. A potential buyer only needs seconds to decide if a property could be their next home. We stage homes to create a space where your target buyer can picture themselves living. Our experience can guide you in highlighting your property's best features and addressing any areas of the home that should be adjusted to avoid unnecessary distractions. 

Why do I need to stage my home when the housing market is good?

 

Every house will sell for the right price. What that means though is in order to do so you might have to spend longer on the housing market to find the right buyer or consider a price reduction. This is not to say that an unstaged home will not sell, you just may not be getting top dollar.  Our goal is to get your home well staged so it can attract more buyers bidding on it. Statistics do show staged homes usually sell quicker and for more money than unstaged homes.

My real estate agent says they can do the staging, so why should I spend any more money?

Your Realtor's main priority is listing and marketing your home, which is why most choose to work with a professional home stager, in order to allow each professional to focus on their areas of expertise.

How much will it cost to have my home professionally staged?

Each home is unique and the cost of staging will vary from home to home. Staging services are a set price that include consultation, design, delivery, install, removal and rental of the staging items. Pricing ranges between $2000 - $5000 based on the size of the house, location, whether the property needs full or partial staging. It is important to know that staging is an investment. Even in a good market staging adds value to your home and will help it sell faster and for more money. The longer it sits on the market, the more it will cost you to carry it. According to the National Association of Realtors, for every $100 invested in staging, the potential return is $400. And this number will be higher if we are in a seller's market. Studies also show majority of buyers are willing to pay more for a house that is move-in ready, and staging can help transform a home into the type of residence that buyers demand.

HOW LONG DOES STAGING TAKE?

Each project has its unique needs, but typically our trucks are loaded and deliver staging in the morning with our  team working around the clock to have your property ready for photos by noon the next day. 

Does the whole house need to be staged?

Ideally the entire home should be staged to provide a cohesive look and feel for buyers of their potential new home. If budget is an issue, some areas can be skipped in the effort to reduce staging costs. Areas such as the living room, dining room, kitchen, and master bedroom are considered key features of a home and should always be staged. 

HOW FAR in advance DO I NEED TO BOOK YOU?

 

Our business fluctuates throughout the year in accordance with the Real Estate Market. It is best to reach out as early as possible when are considering staging to allow time to schedule a consultation. We ask for a signed contract and a 50% deposit to schedule a staging date. In order to avoid delays in photos or your list date, we recommend checking sooner than later - with 2-4 weeks being the ideal time to plan ahead so we can make sure to plan the perfect pieces for your property.

How do we get started?

Call or text us at 510-828-1647. We will make an appointment to see your property, take measurements, notes and photographs and then prepare a quote which will be emailed to you for review.

Once you accept our quote we will send you a staging agreement. Upon receiving a signed copy and deposit we will begin to prepare for your staging project.
On the scheduled staging day, we show up at a pre-arranged time, install the pieces selected for your property and have you ready for listing day!
